Construction Loan

A construction loan provides funds to build an office, plant or facility or to renovate an existing one, typically over a period of six to nine months. Upon completion, the construction line of credit will be converted to a permanent mortgage loan.

Small Business Loan Programs

Department of Transportation (DOT)Download Checklist

The U.S. Department of Transportation Office of Small and Disadvantaged Business Utilization (OSDBU) Short Term Lending Program guarantees up to $750,000 in loans to eligible small and disadvantaged businesses.
Eligible borrowers are:
1). Firms with DOT DBE certification from a state or local transportation agency;
2). Firms that have been certified by the SBA either as an 8(a), Small Disadvantaged Business or HUB Zone;

3). Firms that have received a disability rating by the Veteran’s Administration and certify themselves as a Service Disabled Veteran Owned Small Business (SDVOSB).

PIDC Small Business Loan Guarantee Program

Gives small businesses experience that leads to independent relationships with banks and encourages increased lending activity throughout Philadelphia.
Applicants can request :

  • Lines of credit for working capital 
  • Term loans for machinery, equipment or real new construction, property acquisition
The minimum loan is $100,000 and the maximum is $500,000. The interest rate will be determined by the Lender, subject to approval by PIDC.

U.S. Small Business Administration (SBA) Loans

SBA loans are designed for new and emerging businesses with limited capital and collateral. These loans are guaranteed up to 75% by the government. If your business is independently owned and meets size criteria for number of employees, average annual receipts and/or business asset size, an SBA loan may be of interest to you. A range of programs, with loan amounts up to $2,500,000, are available.
